Dense headquarters of internet, cloud and financial enterprises generate massive computing demand, and the market will sustain over 20% annual growth up to 2022.

Strict land and energy control policies slow new data center construction inside central Beijing. Under Beijing-Tianjin-Hebei integration, Langfang, Zhangjiakou, Wuqing and Zhuozhou prioritize data center industries to absorb overflow workloads; over 80% of new racks will be deployed in suburbs and peripheral cities in the next three years.

Mobile internet companies and public cloud providers become major demand growth drivers. Many internet businesses migrate workloads from public cloud to self-hosted IDC racks, while top cloud vendors each require more than 10,000 racks in Beijing.

Third-party IDC vendors hold larger market share than telecom operators in 2019, with their self-built racks exceeding 70% of total third-party inventory. Top 10 third players capture most market volume, with 21Vianet taking the leading position, followed by GDS, GigaCloud and other players.

About half of China’s listed internet giants set headquarters in Beijing, making internet sectors the primary demand source. Local clients require higher single cabinet power capacity than national average (16–20A and above) for business expansion and disaster recovery needs.
